When considering a Ft Myers condo there are a number of factors to consider, the first of which is what type of life style would you like. There are stand alone Ft Myers condominium buildings, units in communities such as golf course developments, beach front condos or high-rise units on the river.
Another thing to think about is the type of Ft Myers condo you would want to live in. There are low-rises buildings usually 3 stories or less, Mid-rises which are under 10 stories and High-Rises over 10 stories.
Each building belongs to an association that maintains the buildings as well as the common area maintenance such as the lawn, shrubs and swimming pools. Each home owner is charged a fee for these services. In addition the association is responsible for repairs to the building such as roof repair and painting. Each association has what are called Condo Docs which are the rules and regulations which govern the complex. You will receive these to review after you make an offer and have time to review them before the contract is accepted. This assures that you understand and have agreed to abide by them.
The amenities are also a consideration: Do you want a golf course, beach front, boating access, no frills, just a pool, or sunset or sunrise views to name just a few.
